Job Information

Property Maintenance – Temp/Hire – Monday through Friday – between 30-35 Hours weekly – weekends on call – Areas of service are West Point, Wisner, Uehling and Pilger

To be responsible, under the direction of the site manager and maintenance supervisor, if applicable, for the overall maintenance of the physical property.

Duties:

  1. Must have a high school diploma or GED.
  2. Must be willing to go to training for Fair Housing or Industry Regulations.
  3. Always project a neat and professional appearance.
  4. Always be courteous, helpful and sincere to maintain a desirable image for the property.
  5. Ensure that residents are provided with a clean, safe, well-maintained community.
  6. Participate in all maintenance projects on the property.
  7. Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  8. Perform light plumbing work, such a clearing stoppage, replacing fittings, etc.
  9. Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks.
  10. Repair and prepare drywall and paint, interior and exterior.
  11. Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.
  12. Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
  13. Maintain and monitor repairs to swimming pool, if applicable.
  14. Assist in grounds work when necessary.
  15. Repair concrete, masonry, roof, fencing, when required.
  16. Perform limited extermination services, when required.
  17. Participate in a standby emergency schedule for maintenance and lockouts for evening, weekend and holiday coverage for the property. Must possess valid driver’s license and use of own personal vehicle.
  18. Be responsible for stock control and utilization of maintenance materials.
  19. Assist the site manager in scheduling annual apartment inspections and regular exterminating.
  20. Make ready apartments prior to move-ins and recommend to site manager any major refurbishing required.
  21. Keep accurate records regarding preventive maintenance service orders, apartment refurbishing, inventories and purchase orders.
  22. Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operating manuals.
  23. Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as needed.
  24. Communicate with site manager any unexpected problems or repairs to property. Make recommendations to remedy these situations.
  25. Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, sewer cleanouts, and post map of same.
  26. Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained.
  27. Have constant knowledge regarding contracts and suppliers, their services and goods. Keep site manager informed of any breaches or deficiencies.
  28. Assist with move-in and move-out inspections.
  29. Responsible for turning in completed time sheets bi-weekly to site manager.
  30. Responsible for inventory control and maintaining and cleaning of maintenance office and storage room. Should strive to keep these areas neat and orderly at all times. Inventory control should be coordinated with site manager. Site manager must approve all purchase orders prior to purchase of parts, supplies, etc.
  31. Comply with all published policies and procedures established for the property.
