This is a semi-skilled position.   Work involves responsibility for maintaining and repairing building, mechanical, plumbing, and electrical equipment and fixtures, and grounds keeping throughout the properties. Work may also involve general custodial duties and construction.  Work is carried out in keeping with approved routines, established standards, usage schedules, and special instructions.  The Maintenance Worker is directly responsible to the Maintenance Supervisor.  Work is evaluated for maintenance standards and adherence to the housing agency Maintenance Plan and Procedures manual.  Instructions are assigned by the Maintenance Supervisor requiring the performance of tasks associated with the building, electrical, mechanical, plumbing and grounds keeping trades.  Work is performed under general supervision and is subject to review while in progress and upon completion.  Once the training period is completed, Maintenance Workers are required to serve “on-call” rotations after regular shift hours and on weekends.

         ESSENTIAL FUNCTIONS:

  • Responsible for building maintenance, shop maintenance, tool maintenance, cleaning work and reporting any major malfunction of systems to the Maintenance Supervisor and/or Housing Program Manager and/or Executive Director;
  • Performs annual preventive maintenance inspection on all residential units, mechanical systems, physical building operations;
  • Ability to perform all general repairs to plumbing, electrical, and minor or major carpentry needs which includes but is not limited to: cleaning units, painting, remodeling units or administration spaces, clean and unclog drains and garbage disposals, change out water lines, faucets, stool, repair tubs, sinks and showers, change outlets, light switches, and light fixtures;
  • Assists in maintaining building and systems functions through Capital Fund projects.
  • Assists in maintaining quality appearance of grounds which could involve spraying weeds, fertilizing, and mowing lawns, landscaping, picking up litter and maintaining or repairing underground water sprinkler system as needed;
  • Responsible for performing the following work as directed: snow removal, grounds keeping, fertilizer and chemical application, landscaping in season and proper maintenance of the lawn sprinkler system (if not contracted) and grounds maintenance equipment;
  • Performs all carpentry, plumbing and electrical work as needed or requested; services and repairs heaters, boilers, air conditioners, stoves, refrigerators, cabinets, drawers, and door locks;
  • Assists in preparing vacant units which includes shampooing carpets, painting, carpet repair, strip and wax linoleum, clean appliances, wall/sheetrock repair or replacement, refinishing doors, woodwork.
  • Responds promptly to residents Work Orders including prompt attention to 24 hour “emergency” Work Orders.
  • Makes efficient use of time, documents accurate and timely information on daily Work Orders of all Maintenance Work performed; tracking time and materials for fiscal records and responsibility and Capital Funds modernization “Forced Account Labor”.
  • Performs general custodial duties including cleaning dwelling units, appliances, restrooms, windows, elevators, walls, hallways, maintenance and office areas, storage areas, stairwells, community rooms, and lobbies.
  • Assists Maintenance Supervisor with annual inventory review of small item, capital item and maintenance equipment.
  • Performs backup annual UPCS (Uniform Physical Condition Standards) inspections on Public Housing units; provides assistance and backup for the Housing Program Department for Special Inspections such as Infestation, Housekeeping, Move In, Move Out as needed;
  • Any and all other duties as may be assigned by the Maintenance Supervisor, Executive Director, or Housing Program Manager.

       REQUIREMENTS OF WORK

Graduation from High School, experience in maintenance, custodial, construction, operation of machinery and equipment, small hand tools and power tools, painting equipment or any equivalent combination of training and experience that provides the following knowledge, abilities, and skills:

  1. Considerable practical knowledge of methods, tools, materials, and equipment used in custodial and maintenance work.
  2. Knowledge of preventive maintenance to assist in the care of heating, boilers, air conditioning and other building systems
  3. Knowledge of hazards and safety precautions of the workplace.
  4. Ability to understand and follow oral & written instructions, blueprints, and sketches
  5. Ability to carry out written and oral instructions and work plans assigned with minimal supervision; ability to prioritize duties
